Our Design-Build service offers a fully integrated approach, combining creative vision with expert project management from start to finish. By uniting our design professionals and our trusted construction partners under one team, we ensure that every aesthetic decision, budget consideration, and timeline milestone is carefully coordinated, creating a process that is as seamless as it is rewarding.
We deliver a complete design package with a full design and construction bid, floor plans, 3D renderings, along with a curated selection of all materials, finishes, and fixtures. Our team handles procurement, scheduling, and coordination with contractors and trades. We provide full project management for the duration of your project. Oversight after the design is finalized is critical for achieving the best results. Real-time decisions, on-site troubleshooting, and last-minute adjustments are all part of the build and renovation process, ensuring your project runs smoothly and your vision is executed flawlessly.

Renovation Services

Renovations are our specialty. Whether it’s a single room addition, a kitchen or bath renovation, or a full or partial home remodel, KD Designs works with you to create a custom, tailored design for your project. While it’s best to engage a professional designer at the planning stage of your project, we are able to jump in at any phase. We can work with your existing GC or trade contractors, or recommend our network of trusted trades.
As with our Design-Build service, we deliver a comprehensive design solution, including everything from plan review and modification, 3D renderings, and a complete presentation of materials and finishes to ensure every detail is thoughtfully considered.
We offer full project management at an hourly rate for the duration of your renovation. Oversight after the design is finalized is critical for achieving the best results. We handle every detail of the process from the presentation of curated design elements, customized mood boards, and 3D renderings that show exactly how your selections will look in your space, to procurement, product tracking, receiving, inspection, and delivery. Every item is carefully managed all the way through to the final reveal, so you can focus on your own priorities while we bring your vision to life. We want to be known to you as your creative genius, not a person who can just accomplish a task. We work on a flat fee basis versus hourly billing because we believe that delivering a fabulous design is about the overall creative results.
We understand clients need to know what to expect in this process as well as know the estimated cost of achieving the vision we are going to create. Our approach to design fees is based on a flat fee model encompassing a specified and detailed set of deliverables and an outlined scope of work. Our flat fee project pricing gives our clients a better idea from the beginning of what will be required to do the best job on their behalf.

Designer for a Day
When you need expert guidance but not a full-service engagement, our Designer for a Day service offers an engaging, streamlined way to make meaningful progress. Ideal for the design-savvy homeowner or DIY enthusiast, this service delivers six focused hours of personalized design collaboration within your home and includes a working lunch. We focus on the priorities of your project and are able to develop a general strategy and design plan for you to later implement at your own pace.
After our time together, you’ll receive detailed notes, mood boards, drawings, and renderings as applicable, along with product links and recommendations. To support your progress, this service also includes 30 days of email correspondence and a one-hour follow-up call, ensuring every question is answered and every detail feels complete.
The Design Edit
When full-service design isn’t needed but expert guidance is, The Design Edit service offering provides the perfect jump start for your project. One of our designers will meet with you in your home for a three-hour collaborative consultation focused on whatever your space needs most — from paint selection and layout advice to finish choices for a remodel or sourcing those final pieces to pull everything together.
While this service doesn’t include moving furniture or hanging artwork, we’ll provide clarity on placement, scale, and styling so you can move forward with confidence. Before we leave, you’ll receive a summary of notes and retail links discussed during our time together. Designed as a one-and-done, single-offering session, The Design Edit delivers quick, actionable direction to help you get unstuck and bring your vision into focus.
